Sole selling or focused sales support: choosing the right scope
Define exclusivity, lead ownership and post-sales responsibilities before selecting a real estate sales partner.

Different scopes solve different problems
A developer planning a new project may need support from the earliest positioning decisions. A project with an established brand may need extra sales capacity for a defined period. The right choice starts with the work to be done, rather than the label used in a proposal. List what is already working and where a specialist partner should take responsibility.
What to clarify in a sole selling discussion
Sole selling generally describes an exclusive sales appointment for an agreed project or inventory. The actual scope depends on the arrangement. Discuss which channels are included, how existing enquiries will be treated and whether the partner coordinates channel partners. Define approval rights for advertising, pricing communication and offers. Exclusivity should be explicit in the written terms, never assumed from the word mandate.
When a defined-period team may fit
A developer with an existing post-sales operation may prefer focused support for pre-sales, launch activity and conversion. In that situation, agree on the handover between the sales team and the developer’s customer-care team. Decide what information a complete booking handover must contain, and who answers customer questions after that point. A clear handover protects the customer experience.
Compare responsibilities side by side
Create one comparison sheet covering strategy, creative work, media coordination, lead management, site visits, reporting and post-sales. Mark the owner of each activity and identify shared approvals. Mantra Grid and Mantra Vertex offer different levels of involvement; Mantra Sixth Sense supports advisory needs. Ask for a project-specific scope before making a decision, including review milestones and how the engagement can be changed.
